Layout Designer required to join a House Builder near Warrington.
Our client are a well-known Housebuilder. Their work is primarily very local with various sites currently undergoing development across the North-West region. They are undergoing a significantly busy period and as such they need a good, experienced Layout Designer to join the team in an important, strategic role.
You will work closely with an experienced team and will report into a team of senior colleagues. You will spend some time on-site, although your main duties will be office-based.
Roles & responsibilities of the Layout Designer will include:

Lead the coordination of architects, engineers, and other external consultants to deliver accurate technical drawings and reports.

Work closely with Land, Planning, Engineering, Commercial, and Construction teams to ensure designs are aligned and delivered smoothly.

Develop efficient site layouts that optimise the use of standard house types and meet project objectives.

Prepare and support planning applications, including engaging with Local Authorities to secure approvals.

Provide ongoing technical advice to Construction, Commercial, and Sales teams throughout the development process.

Monitor and update fee budgets and viability assessments with project teams.

Contribute to design and technical meetings, offering clear professional guidance and technical insight.

Collaborate with the Commercial team to refine designs for cost efficiency while maintaining quality and design intent.
