Conrad Consulting are delighted to be working with a leading multi-disciplinary property consultancy who are looking to appoint an experienced Senior Building Surveyor with a strong specialism in Dilapidations.
Joining a team of over 200 professionals, you will have the opportunity to work across a diverse range of sectors and projects, providing high-quality professional Building Surveying advice to a broad client base.
The Role
As a Senior Building Surveyor, you will undertake a broad range of professional Building Surveying work, with a particular focus on Dilapidations.
Your responsibilities will include:
- Preparing Schedules of Dilapidations, including associated costing
- Preparing Schedules of Tenants' Lease Liabilities
- Advising clients on lease obligations and lease break options
- Providing strategic advice on negotiation tactics, timings and options
- Advising clients on whether to undertake remedial works or pursue a financial settlement
- Negotiating settlement claims with landlords and tenants
- Advising on procurement and, where required, managing remedial works
- Providing advice on Section 18 valuations in accordance with the Landlord and Tenant Act 1927
You will also have the opportunity to become involved in wider professional Building Surveying work, including:
- Commercial Building Surveys
- Vendor Surveys and Due Diligence Reports
- Defect analysis and associated report writing
- PPM surveys
- CAPEX schedules
About You
We are looking for a versatile and commercially aware Senior Building Surveyor who can operate confidently across professional Building Surveying, with a proven specialism in Dilapidations.
Ideally, you will have:
- A relevant degree, preferably RICS accredited
- Strong professional Building Surveying experience
- Significant experience in Dilapidations
- Excellent knowledge of lease obligations and landlord/tenant matters
- Strong written and verbal communication skills
- Excellent numeracy and literacy
- High levels of attention to detail
- Strong IT skills, including Microsoft Word, Excel, PowerPoint and Outlook
- The ability to manage multiple projects, targets and deadlines
- Excellent client-facing and stakeholder management skills
- The ability to mentor and develop junior members of the team
