We’re looking for an experienced Senior Project Manager to join a growing property investment and development business with an exciting portfolio of projects across Scotland.
This is a fantastic opportunity for a commercially minded Senior Project Manager to move into a highly influential client/developer-side position, taking ownership of complex developments and working closely with investment, development, design, construction and asset management teams.
You’ll have the opportunity to work across a varied portfolio including residential, commercial, mixed-use, refurbishment and regeneration projects, with responsibility from early feasibility and pre-construction through to practical completion and handover.
The Role
As Senior Project Manager, you will:
- Lead projects from pre-acquisition, feasibility and pre-construction through to completion and handover.
- Take overall responsibility for project programme, cost, quality, risk and delivery.
- Manage consultants, contractors, professional teams and key project stakeholders.
- Lead design development from RIBA Stage 3 through to Stage 6.
- Manage planning, building regulations, statutory approvals and technical requirements.
- Oversee procurement and contractor appointments, including tendering and negotiation.
- Monitor project budgets, forecasts, cash flow, variations and change control.
- Identify and implement value engineering and cost-saving opportunities.
- Maintain detailed project programmes and ensure key milestones are achieved.
- Lead regular project meetings and provide clear reporting to senior management.
- Manage project risks and develop effective mitigation strategies.
- Ensure projects are delivered in line with health & safety, quality and regulatory requirements.
- Work closely with the wider development team to ensure projects align with the original investment strategy and commercial objectives.
- Support the delivery of multiple projects across the Scottish portfolio as required.
What We're Looking For
We're looking for an experienced Senior Project Manager with a strong background in property development, construction or consultancy.
Ideally, you'll have:
- Proven experience delivering major construction or property development projects.
- Experience across residential, commercial, mixed-use, refurbishment or regeneration schemes.
- Strong understanding of the full development lifecycle.
- Excellent knowledge of RIBA Stages 3–6 and design management.
- Strong commercial awareness, including budgets, cost control and procurement.
- Experience managing main contractors and professional consultant teams.
- Strong knowledge of construction contracts and project governance.
- Excellent communication and stakeholder management skills.
- A proactive, commercially focused approach with the confidence to make decisions.
- Relevant degree or professional qualification in Construction, Civil Engineering, Project Management or a related discipline.
- Ideally MRICS, MCIOB, MAPM or equivalent professional membership.
